Great Plains Housing Initiative (GPHI) is a Native-led social enterprise housing developer dedicated to increasing housing opportunities for Native people through innovative and sustainable development and finance strategies. We’ve strive to earn the trust of Tribal partners by showing up consistently and with integrity, listening deeply, and doing the work — together.
Launched by the South Dakota Native Homeownership Coalition, GPHI offers a full range of services to advance housing and community development. We help our local partners move from idea to action, aligning resources, designing solutions, and supporting long-term success.
GPHI also manages the Native Impact Fund, which serves as an alternative secondary market that provides unrestricted capital to community lenders, enabling them to foster economic resilience and self-determination in the markets they serve.
We work alongside our partners to create pre-development strategies and navigate affordable housing finance resources that make housing plans a reality. Along the way, we help local teams develop the skills and expertise to design financially sustainable housing solutions, resulting in more affordable rental and homeownership units in Native communities.
A first-of-its-kind program, the Native Impact Fund recapitalizes the housing loan portfolios of community lenders, such as Native Community Development Financial Institutions, to increase the availability of affordable capital in Native communities.
